Assignable Square Feet (ASF) describes the amount of space between wall surfaces -- paint to paint -- that constitutes the area required for a given program. The university must report its amount of space in terms of ASF for all campus programs in the Campus Master Plan and updated in subsequent submissions of program plans and capital construction requests. A program plan describes the amount of space that will be constructed or renovated. This amount is reported in general master plan categories that cannot change through out the project. ASF does not .include corridors, restrooms, and other building support spaces. It also does not include structural elements like walls and columns. It does include circulation space in open office environments. Notes: 1) Gross Square Feet (GSF) is the total enclosed area of the building. The ratio of ASF to GSF is the building efficiency described as a percentage. Building efficiencies are regulated by the CCHE but can be justified at lower levels in the program plan. 2) Existing ASF can be a false indicator of needed program ASF is the building layout is inefficient 3) CCHE has space standards for many university functions.
In cases where there is no standard or more space is required to meet
a function, a space needs analysis is done to justify the space size. |
